Democratization of Building Development

​Problem/Opportunity

People run across great Real Estate Development opportunities, but do not have the experience, professional resources or funds to actualize the development.

It is getting more difficult for developers to find good Real Estate Development opportunities in a somewhat overheated marketplace.

​Value Proposition 

A win-win situation is created whereby KickBuild gains access to more opportunities and the general public can invest at the same rate as the prime developer. KickBuild provides a team who has all the requirements to assess and facilitate a development with luxury building experience ranging from $1M to the $1B construction budget levels.

​Underlying Magic 

The funding that is not covered by the team will be picked up through a crowd funding arm allowing individuals to invest at any amount starting from $100 and up. The ROI will be targeted at 25% and the books will be open throughout the process to the investors. The profits will be distributed after each project back to the investors on a prorata basis related to how much they invested. The investors can remove their money at the end of the project,  or redirect it into the next project.

​Business Model 

The team will only take on projects that they invest in, thereby having the same interests as the crowdfunding team.

Create a Web Application that will:

Accept project proposals for review and analysis by the team.

​Present the projects with the best development characteristics for the crowdfunders

Once funding is achieved, start the first project.

Segal Architecture (Architect as Developer)

Throughout the past twenty years Jonathan Segal FAIA has created and modeled the unique practice of ‘Architect as Developer.’ He has designed, developed, and constructed National award-winning single-family live/work residences and medium to high-density mixed-use housing in downtown San Diego and La Jolla, California since 1988.
